What a seven-day close can involve

Seven days is a possible closing window, not an automatic promise. Day one begins when you share the address and property details. We review the home and discuss an offer, including any known repairs and the date you need. If the offer works for you, the purchase agreement sets out the price, terms and proposed closing. A title company then starts its own independent work.

On days two and three, title checks the deed, ownership, liens, tax amounts and any mortgage payoff. We answer questions about the property and coordinate any necessary access without putting it on the market. On days four and five, the title company works through open items and prepares the settlement statement. If there are multiple owners or a payoff request takes longer, these steps can move later.

On days six and seven, you review final numbers, sign closing documents, and funds are disbursed once closing requirements are met. The exact sequence depends on title, documentation and everyone being available; we would rather give you a realistic date than an unrealistic guarantee. You can also choose a later date if you need room to move.

Where a listing uses time

Listing can be the right choice when you have time to prepare the property and want to test the retail market. It usually includes cleaning or repair work, photography, scheduled showings and a period of waiting for offers. Once a buyer signs, inspections can lead to repair requests or price renegotiation. An appraisal may come in below the contract price. Even after both parties agree, lender underwriting can delay or end the transaction under a financing contingency.

Those steps are not inherently bad: they are protections and processes in a traditional sale. But if you have a firm relocation date, carrying costs on an empty house, or a purchase that depends on selling this one, uncertainty has a real cost. Compare a direct offer with the likely net proceeds and timing of a listing, not only the advertised sale price.

Why a cash purchase is different

A cash buyer does not need a mortgage approval to complete the purchase. That removes the particular risk of a buyer losing financing before closing and the lender-driven appraisal contingency. It does not erase title work, outstanding liens or legal ownership questions. We are the buyer, not a lead broker or an agent. Share what happened with a previous deal, if there was one, and we can discuss which parts of the next closing are within our control.

Frequently asked questions

How fast can you really close?

Seven days can be possible when title is clear, all decision-makers are available and documents are ready. The title company must still verify ownership and prepare the closing. We will not promise a date before those details are checked.

What if I need more time?

A fast sale does not require a fast move. Tell us the closing date that works for you, whether that is a few weeks or longer, and we can discuss it in the offer.

Do I need to clean or repair anything?

No repairs or pre-sale cleaning are required for our as-is purchase. Tell us what will remain in the property so we can plan accordingly.

What if my buyer already fell through?

Share the address and what caused the previous contract to end. If it was financing or appraisal-related, a cash purchase may avoid that particular obstacle; title or ownership issues still need to be resolved.
