Sell Your House As-Is - No Repairs, No Cleanout

A house does not have to be fixed up or emptied to be considered. Tell us what you know about its condition and what you would rather leave behind.

What “as-is” actually means

In a direct as-is sale, the buyer agrees to take on the property in its present condition under the terms of the purchase agreement. You do not have to hire contractors, repaint rooms, replace flooring or make a house look ready for listing. The agreement should describe which items remain and any access needed before closing, so you know exactly what you are agreeing to.

As-is is not the same as hiding a problem. Texas sellers can still have disclosure obligations, and a buyer should know about issues that could affect the property or transaction. Tell us what you know; uncertainty is easier to address before signing than at closing. For legal questions about disclosures or your particular situation, consult a Texas real-estate attorney. We are the buyer, not a lead broker or an agent.

Conditions we can evaluate

Some houses need more than fresh paint. We consider properties with fire or storm damage, foundation movement, roof leaks, old electrical or plumbing, and years of deferred maintenance. We can also evaluate hoarding conditions, tenant damage and unfinished renovations. An issue that would make a conventional buyer hesitate is often something we can budget for and take on after purchase.

The type and extent of work matter. A roof patch and a complete roof replacement are not the same expense, and foundation repairs require more investigation than cosmetic cracks. It helps to share photos or a short account of known problems, but you do not need to obtain contractor estimates first. We will look at comparable home sales, the repairs needed to resell safely, and the costs of carrying the property during that work.

Leave the cleanout to us

Moving out can be harder than repairing a wall. If furniture, boxes, appliances or debris are still inside, tell us what you plan to take and what you want to leave. You do not need to rent a dumpster or pay for a full cleanout as a condition of requesting an offer. We can account for removal in our plan and set the handover expectations in writing. Please separate anything important to you, including documents, medication and valuables, before closing.

Price and closing details

An as-is offer will generally be less than the hypothetical sale price of the same house fully repaired and marketed to retail buyers. That comparison needs to include your out-of-pocket repair costs, time spent managing work, holding expenses and potential agent commissions. A direct offer lets you evaluate a known number without first committing to a renovation. Existing mortgages and liens are separate from property condition; title will identify what must be paid or cleared before ownership can transfer.

Frequently asked questions

How bad is too bad?

We consider homes with substantial damage as well as cosmetic wear. Fire damage, foundation issues and other major work affect the offer, but are not automatically a reason to decline. Share what you know and we will assess the property.

Do I need to remove belongings?

You can take the items you want to keep and tell us what will remain. We can factor removal and disposal into an as-is offer so you do not have to arrange a full cleanout before closing.

What about code violations or liens?

Disclose any notices or debts you know about. A title company checks liens, and amounts owed generally must be resolved as part of closing. A code issue may affect the plan and price; it does not necessarily stop a conversation.

Will the offer be lower for a house needing work?

Usually, yes, compared with the same house already repaired and ready for a retail buyer. The difference reflects estimated repairs, cleanup, holding costs and risk. You can compare our as-is number with the cost and time of doing the work yourself.
